Land carries no building to inspect, so diligence is almost entirely documentary. Start with the allotment letter and trace the full chain of transfers to the present seller, without gaps.

Verify mutation at the relevant office rather than relying on a photocopy. Confirm that development charges and dues are settled, and get written confirmation rather than assurance.

Physically walk the plot with the site plan. Boundary discrepancies of a few feet are common and are far cheaper to resolve before purchase than after.

Finally, be realistic about the horizon. Purbachal is a long-hold proposition tied to infrastructure delivery. Buyers who need liquidity within three to five years are usually better served elsewhere.
