Renting in Dhaka: What Tenants Should Negotiate

Rent is the headline number, but the advance, the service charge and the renewal terms decide what a tenancy really costs.

Most tenants negotiate the monthly rent and accept everything else as fixed. In practice the advance — commonly three months, sometimes six for commercial space — is often more negotiable than the rent itself, particularly for a longer commitment.

Clarify who pays for what. Service charge, utility connections, generator fuel surcharge and any maintenance of landlord-supplied appliances should be written down, not agreed verbally.

Fix the renewal terms at the outset. An agreement that is silent on increases invites an awkward conversation twelve months later; a capped annual revision protects both sides.
